1. You never get a second change to make a first impression

Many buyers form their first impressions of a property within seconds of approaching the front door. Take some time to tidy up the outside of the property – mow the lawn, trim bushes, weed, repaint the front door and make sure the front area of the property is looking really great. If you have a path make sure it is swept clean and looks tidy.


  1. Spring Clean, all year round!

Make sure your property is clean, tidy and clutter-free and smells fresh!

Cleanliness and tidiness should never be underestimated; thoroughly clean each room top to bottom. In high impact rooms such as the kitchen and bathroom, ensure that all surfaces are cleaned including the floors. A sparkling floor will instantly lift the room. A proper clean will also make your home smell fresh and look appealing. De-clutter as an over cluttered room looks smaller and disorganised. Take time to remove as much as possible, to create a more spacious room with minimal furniture and items, whilst leaving some personality to your property.

A couple of plug-ins will also help to create that fresh smell throughout your property, fresh linen always works a treat!


  1. If it’s broke, fix it!

Make any minor repairs necessary – holes in walls, broken door knobs, cracked tiles, torn or threadbare carpets. Many buyers want to move in without making changes, so allow for this.

Visual defects will send the wrong message to potential buyers, so getting all problems fixed before putting the house on the market is a smart idea.


  1. Keep it neutral

Neutral decor will make your home seem lighter and bigger, it will also enable potential buyers to more easily imagine how they would adapt the rooms to their needs and preferences. We live in a very diverse world, we all have our own preferences of colour and décor, starting on a neutral ground will enable a potential buyer to put their own stamp on the property without having to remove yours first – this is more appealing to most buyers.


  1. Create the right ambience

There’s nothing worse then viewing a cold property, with bright white lights!

Having the right temperature and lighting will make your home feel warm and inviting. Light a fire, turn the central heating on and switch on those soft lamps to create a warm glow.

Soft music playing subtlety in the background can also bring a calm to the atmosphere and encourage people to feel more relaxed and ‘at home’ whilst viewing.

Fresh flowers on display can also make a huge difference to making your property stand out from the rest.
