Walsall Road vs Queslett Road


A landlord came into our office recently to ask whether the Walsall Road or the Queslett Road in Great Barr would be a better place to invest in. She was considering purchasing a semi-detached house, after reading one of my articles last month.


The properties on Walsall Road were predominately built in the 1940's. They are built to a high standard with solid walls, and they are fitting family homes. Similar properties on the Queslett Road were built in the 1940’s – 1950’s. Many of the properties on Queslett Road are more aesthetically attractive and vary in size, than those on Walsall Road.


The average value of a semi-detached house on Walsall Road is £195,000; whilst on Queslett Road a semi-detached house has an average value of £158,000.


On the Walsall Road, a three bedroomed semi-detached house can achieve rents of around £750-800 per month. Looking at the rents for Queslett Road, a three bedroomed semi-detached house can potentially achieve £700-750 per month.

With properties on Queslett Road achieving a slightly higher average yield of 5.5% in comparison with 4.8% for Walsall Road – there is no real difference. Both have similar yields, so in this case it depends on what is available when you want to buy.
