This is our ‘Introduction & Fully Managed’ service

Your investment: £395 & from 10% + vat of monthly rent

Our Full Board service includes the following:

  • Marketing of the property
  • Accompanied viewings
  • Regular feedback/ tenancy updates
  • Negotiating of offers
  • Taking of holding deposits
  • Registering of rental deposits with the DPS scheme
  • Referencing
  • Drawing of tenancy agreements
  • Advising on inventories, gas & electrical tests and certificates; organising as required
  • Organising the signing of contracts
  • Taking initial move-in monies
  • Transferring monies on account to you (minus our fees and any disbursements)
  • Receiving and paying rent to the landlord each month together with monthly statements of account to the landlord and/or their accountant
  • Ensuring all bills, ground rent, service charges and maintenance contracts are paid from rents received
  • Chasing late rent payments
  • Dealing with breaches of the tenancy agreement
  • Managing day-to-day problems and minor works to the property that may arise during the tenancy
  • Arranging quarterly inspections of your property. We keep a professional eye on its condition and keep you informed. These visits are not as thorough as an inventory check or a structural survey and we cannot be held responsible for any maintenance problems if your tenant refuses to let us into the property. We can make extra visits if required, which will incur an additional fee of £40 per visit
  • Keys – when we are managing a property, we need at least three sets of keys before the tenancy starts. We give two sets to the tenant and we keep a set for management purposes. If we do not have enough keys, we may need to get extra sets cut, which will incur additional charges from £5 per key
  • Organising post tenancy clean outs at your property. This is important before new tenants move in
  • Organising check-in and check-out written reports to help with any potential insurance claims and deposit disputes
  • Negotiating with the tenant on your behalf, on any deductions to be made from the deposit to ensure the property is returned to its original condition (fair wear and tear is expected)
  • Managing any changeover in tenant composition
  • Managing any renewal process with the tenants
  • Arranging the serving of any notices to bring the tenancy to an end
